WESTWOOD CONDOS
THIS SMALL RESIDENTIAL DEVELOPMENT IS LOCATED IN A QUIET, PEACEFUL NEIGHBORHOOD, SOUTH OF WILSHIRE BOULEVARD AND CLOSE TO THE UCLA CAMPUS. THE LOT IS CURRENTLY OCCUPIED BY A SINGLE FAMILY HOUSE BUILT IN 1939 AND IS SURROUNDED BY TWO AND THREE STORIES APARTMENT BUILDINGS. ALTHOUGH SITUATED IN AN AREA WITH VERY STRICT CODE REQUIREMENTS FOR BUILDING HEIGHT, OPEN SPACE, PARKING STALLS AND EXIT STAIRS, THE CLIENT'S DESIRE WAS TO BUILD A COMBINATION OF STUDIOS AND TWO BEDROOM APARTMENTS. ONE OF THE CHALLENGES OF THE PROJECT WAS TO FIND A SOLUTION THAT WILL EFFICIENTLY USE THE LOT WITHOUT COMPROMISING THE QUALITY OF THE SPACES. DUE TO THE UNITS' ORIENTATION AND ALSO CONSIDERING THEIR RELATIONSHIP WITH THE SURROUNDING BUILDINGS, A SECOND SKIN, MADE OF FIXED AND SLIDING PANELS, WAS ADDED. THE WOODEN SHUTTERS WILL FILTER THE LIGHT AND THE STREET NOISE PROVIDING PRIVACY TO THE INTERIOR SPACES.THE PROJECT CAN ALSO BE CONSIDERED A TYPICAL EXAMPLE OF AN UNDER-BUILT PROPERTY (LOCAL ZONING CODES ALLOW MORE SQUARE FOOTAGE OF LEASABLE, PURCHASABLE SQUARE FOOTAGE) CONVERTED INTO AN INVESTMENT PROPERTY.
